The meeting was called to order by Chairman Hawley at 7:30 p.m. A quorum was present.

APPROVAL OF MINUTES
Regular Meeting June 3, 2010 ZB-10-07 Palazzolo moved, Borg seconded, to approve the minutes of the June 3, 2010 meeting as presented. Motion CARRIED
NEW BUSINESS
VA-10-03, Stevens, 16-10-430-010, 425 W. Huron, Req. Var. From Sec. 94-350 (f) (l) b, To Install Wall Sign
Chairman Hawley verified that the notices were sent and that there was no response from the Public.
Randy Sapelak read his letter regarding variance, dated July 14, 2010, (on file at Village office). He added that the applicant was requesting less coverage than what was allowed per Ordinance 231, Article XII, Sec. 94-350 (f)(1)b.
Dr. Richard Stevens, 1583 Boulder Lake Dr., Milford, was present to answer questions of the Board.
Edith Nader, 434 W. Huron, stated she objected to the sign being placed on the wall, feeling the look of the wall would be compromised. She felt this type of signage would devalue her property.
Dr. Stevens did not feel the size of the sign, 40” x 42”, would be intrusive or aesthetically displeasing.
Boardmember Worrell disclosed the applicant was the dentist her family used. The Board did not have issue with this. Worrell questioned whether it was necessary to have so much verbiage on the sign.
Dr. Stevens stated it was common to list specialties. Dr. Stevens stated he would be removing the illuminated sign from the window.
ZB-10-08 Palazzolo moved, Jaffray seconded, to approve VA-10-03, Wall Sign variance, at 425 W. Huron, in accordance to Ordinance No. 231, Article XII, Sec. 94-350 (f)(1)b, and approval based upon the following facts found to be true: 1. The building is zoned office which allows wall and monument signage.
2. There is not an entrance on the west side of the building.
3. There is a hardship because the applicant does not have an entrance visible from a main road.
4. The applicant’s suite is the only office in the building that does not have access through the front door.
5. The property owner is aware and has approved the request.
6. There is no negative effect on the health, safety and welfare for the community.
Roll Call Vote:
Ayes: Ford, Worrell, Hawley, Palazzolo, Jaffray
Nays: Borg Absent: Vance Motion CARRIED
The Board requested a signed letter of approval from the property owner. The sign can only be placed while the suite is being used. The applicant has one year to act on the variance.
CALL TO THE PUBLIC
There was no response from the Public.
ADMINISTRATIVE COMMENTS
Mr. Sapelak stated there was nothing scheduled for next month’s meeting.

There were no comments from the Boardmembers.
