The meeting was called to order by Chairman Hawley at 7:30 p.m. A quorum was present.

APPROVAL OF MINUTES
Regular Meeting June 7, 2007
ZB-07-07 Brandt moved, Palazzolo seconded, to approve the minutes from the June 7, 2007, meeting as amended:

NEW BUSINESS
VA-07-03, Marcheff, 16-10-476-092, 234 W. Lafayette, Req. 10.4’ Front Yard Setback Var. From Ord. 231, Art. XI, Sec. 94-301, Schedule of Regulations Item 2 (Plus Enclosure)
Chairman Hawley verified that the notices were sent and that there was no response from the Public.
Anthony Marcheff, 234 W. Lafayette was present to answer any questions from the Boardmembers. He provided a revised sketch that contained additional information. Mr. Marcheff said he is currently in the process of residing the house and has constructed a deck on the west side of the house for which he has a building permit. He told the Boardmembers he believed the addition would give their home more of a small town Milford style.
DISCUSSION
The Boardmembers and Mr. Marcheff discussed the depth of the porch being 8’. The current “bump out” will not be extended any further. The home was constructed in 1955 and most likely there wasn’t an ordinance at that time to regulate setbacks. The covered porch will not extend beyond the existing cement pad. The house is on the corner and therefore has two front yards. The lot has some encumbrances that other lots in the neighborhood do not. The aesthetics of the home will be improved.
Chairman Hawley read a letter received from Nancy Reibel, (on file at Village office) an adjoining neighbor who is in support of the variance request being granted.
The following facts were found to be true:
1. The applicant meets all other setbacks on the lot.
2. Other homes on the street may have similar non-conforming front yard set backs.
3. A different design for a covered front porch may cause major construction to the home.
4. A letter was received from an adjoining neighbor in support of the variance request.
5. Granting the variance will not have an adverse affect on the health, safety or welfare of the community.
ZB-07-08 Worrell moved, Brandt seconded, to grant a 10.4’ front yard setback non-use dimensional variance to VA-07-03, 16-10-476-092, 234 W. Lafayette, from Ord. 231, Art. XI, Sec. 94-301, Schedule of Regulations, based upon the facts previously found to be true.

ABSENT – Ford, Juidici Motion CARRIED
The applicant has one year to act on the variance.
Election, 2007 – 2008 Chairman & Vice-Chairman
ZB-07-09 Brandt moved, Borg seconded, to retain Dan Hawley as Chairman of the Zoning Board of Appeals for 2007-2008. Motion CARRIED
ZB -07-10 Brandt moved, Worrell seconded, to retain Michael Borg as Vice-Chairman of the Zoning Board of Appeals for 2007-2008. Motion CARRIED
